Sanford's age puts nearly the full asbestos catalog in play. The pre-1930 homes and downtown commercial blocks carry boiler and pipe insulation, plaster-era wall systems, and early cement-asbestos siding. The mid-century neighborhoods layer on popcorn ceilings, 9-inch vinyl tile with black mastic, drywall joint compound, and duct insulation. The brick buildings along First Street, renovated by generations of tenants, often hold several eras of material stacked in the same wall.
Intact and undisturbed, these materials are usually stable. A restoration, a demolition, storm damage, or plain deterioration changes that immediately, and Sanford's historic stock is in constant restoration by design.
