Cast Iron Pipe Assessment for Associations

Your pipes are failing. Know what that means before you fund the fix.

Everest BCG delivers independent cast iron assessments for Florida condos and HOAs. Our licensed engineers investigate the system, document its condition, and issue a signed report your board can plan, fund, and bid from. We never perform the replacement we evaluate.

Cast iron pipe assessment for associations

Know whether your cast iron system can be repaired, lined, or must be replaced.

Florida condominium and multifamily cast iron sanitary systems built pre-1990s are reaching the end of their serviceable life, and the failures rarely announce themselves.

They surface as recurring backups, one leak inside a unit, another repair the following year, and eventually a board asking whether the whole system needs replacement and how it could possibly know.

Everest Building Consulting Group answers that question with engineering evidence. We investigate the system, document its condition, and deliver a signed engineering report a board can plan, fund, and competitively bid from.

We assess and report. We never perform the pipe replacement we evaluate, so our findings and our estimate answer to the evidence and to the association, not to a scope of work we would be paid to carry out.

The cast iron problem

Why cast iron fails, and why it fails quietly.

Cast iron drainage pipe corrodes from the inside out at the surface exposed to sanitary discharge. As corrosion progresses, scale and tuberculation roughen the interior, choke the bore, and trap the grease and solids the system carries.

Because the piping is concealed within walls, floors, and ceilings across occupied units, a breach can discharge into the building assembly long before it appears at a finished surface.

CorrosionWall deterioration and interior accumulation accelerate one another, and continued use does not arrest the process.
ScaleWhere deposit is the corrosion product of the pipe wall, removing it does not restore the wall consumed to produce it.
ConcealmentVisible unit damage is often the late surface expression of a failure that has been developing unseen.
PatternRepeated isolated repairs are often the signature of a system reaching the end of its life one location at a time.
What we evaluate

The four questions a board needs answered.

The report is built to serve a capital decision, not to sell a repair. Each conclusion is documented and reasoned rather than asserted.

When it is warranted

When an association should order the assessment.

The right time to get engineering involved is before the board funds another round of reactive repairs or commits to replacement on a contractor's estimate.

01

Recurring Backups

Repeated sanitary backups often indicate interior restriction, scale, and system deterioration rather than isolated bad luck.

02

Isolated Unit Leaks

A leak inside one unit may be the visible point of a concealed failure mechanism that exists across the building.

03

Patchwork Repairs

Mixed PVC and cast iron repairs of unknown, unmapped composition can make the next piecemeal decision harder to defend.

04

Reserve Pressure

Before replacement is funded, the board needs a system-level condition opinion and a planning estimate grounded in engineering.

01

You Call Us

A dedicated coordinator documents the property's history, pattern of prior repairs and complaints, and any existing inspection records.

02

We Collect the Evidence

Engineers and technicians document the system through direct field observation, in-pipe camera survey, a property-wide census of roof penetrations and stack configuration, and photographic documentation of prior repairs and exposed assemblies.

03

We Investigate

The condition and distribution of deterioration are tested against the failure mechanism producing it under recognized forensic engineering methodology.

04

We Report and Analyze

We generate the engineering analysis and report on the findings. You receive a signed engineering report documenting system condition, material configuration, and prior repair history to a reasonable degree of engineering certainty.

05

We Recommend

The report evaluates targeted repair, rehabilitation in place such as cured-in-place lining, and full replacement against observed condition and code provisions.

06

We Estimate

Where replacement is indicated, Everest develops a planning-level quantity and cost estimate for reserves and competitive bidding.

The deliverable

What the engineering report establishes.

The report is the product, and it is built to serve a board making a capital decision, not to sell a repair.

Condition and Opinion

PE-signed
  • The condition and material composition of the above-slab and below-slab systems.
  • Corrosion, scale, bore restriction, misalignment, and any breaches of the pipe wall.
  • The history and distribution of prior repairs, including what a mixed cast iron and PVC system means for piecemeal work.
  • An engineering opinion on remaining service life, stated to a reasonable degree of engineering certainty.

Response and Reserve Basis

Reserve basis
  • A reasoned recommendation among targeted repair, rehabilitation in place, and full replacement.
  • A planning-level quantity and cost estimate when replacement is indicated.
  • A reasonable present-day reserve basis and defined scope the association can put out for competitive bid.
  • It states exclusions so an unpriced item is never mistaken for a priced one.
Who we serve

Built for the people making the decision.

The same neutral engineering record can support the board vote, the management recommendation, the reserve study, and the legal position without changing shape for each audience.

For Condo and HOA Boards

A board carries a fiduciary duty to make a defensible capital decision. An independent engineering report gives you the evidentiary basis for a replacement decision and a reserve figure grounded in engineering rather than a single contractor's estimate.

For Community Association Managers

A neutral, signed report gives you a document you can put in front of a board with confidence, a defined scope for competitive procurement, and an engineer of record available through the project rather than only at the report stage.

For Association Counsel

A conflict-free engineering record, prepared and signed by a licensed PE, supports reserve decisions, developer or prior-contractor disputes, and any matter where condition and cause must be established and withstand scrutiny.

For Reserve Specialists and Engineers

A defensible condition assessment and planning-level quantity basis supports reserve study inputs and capital planning, developed independently of the contractors who would perform the work.

Why it matters

Why one-at-a-time repair stops working.

Repairing each failure as it surfaces is the natural response, and for a while it may be the correct one. But in a system that has reached the end of its life, that approach establishes the condition of the location repaired and nothing beyond it.

Each repair addresses the pipe that failed while concealed piping of the same age and exposed to the same mechanism continues to deteriorate unmeasured. Repeated partial intervention can accumulate the disturbance and cost of replacement without ever producing a replaced system.

An independent assessment lets a board see the whole system at once and decide on evidence. It also gives every bidder a common, defensible scope to price against.

Neutrality

Complete Independence

Everest performs the engineering and does not perform the replacement, which is the structural condition that keeps the report and the estimate neutral.

Common questions

Frequently asked questions.

Straight answers for boards, community association managers, counsel, and reserve teams deciding whether an independent cast iron assessment makes sense.

No. Everest is strictly a diagnostic and forensic engineering firm. We investigate, report, recommend, and estimate, but we never perform the replacement we evaluate. That independence keeps the report and reserve estimate anchored to engineering evidence rather than to a scope we would be paid to carry out.
It often points that way, but it should be established rather than assumed. A pattern of repeated, isolated repairs in an aging cast iron system is frequently the signature of a system reaching the end of its life. An assessment evaluates the condition across the property and states, on the evidence, whether continued repair or full replacement is the appropriate response.
Yes. We review existing camera survey documentation and video independently and develop our own engineering opinions from the underlying evidence rather than adopting the vendor's conclusions. We can tell your board what the existing record does and does not establish.
Bids from contractors who would perform the work each reflect that contractor's own scope and interest, which gives a board no neutral basis for comparison. An independent engineering report defines the condition and scope first, so bids can be compared on a common footing and the reserve is grounded in engineering rather than a single estimate.
The report is prepared and signed by a licensed Professional Engineer and built to be relied on. Because Everest has no interest in the replacement, the findings and estimate carry no built-in bias, which makes them defensible for reserve planning, for procurement, and in a dispute if one arises.
The report can be the beginning of the engagement rather than the end. Ongoing engineering consultation through bid review, project planning, and verification of the work before it is closed up is available, so the association has an engineer of record through the project and not only at the assessment stage.
