Naples holds some of the most valuable coastal real estate in Florida, and a great deal of it sits at low elevation right on the Gulf, the Gordon River, and Naples Bay. The estate districts of Port Royal and Aqualane Shores are dredged canal-front on fill. Old Naples mixes pre-code cottages with new construction on the same block. The beachfront runs to high-rise condominiums exposed to salt, wind, and surge. The property values are high; the exposure is real.
That combination raises the stakes on getting the finding right. A surge line misread on a Gulf-front home, a seawall problem missed on an estate canal, or asbestos disturbed in a historic cottage all carry consequences that scale with the property.
