Why Indoor Air Quality Is Harder to Manage in Florida

Step One, Intake

A coordinator documents the property history, the symptoms, and any known water events. That history shapes where we look, so the detail matters.

Step Two, The On-Site Assessment

A veteran investigator maps the property using infrared thermography and moisture tracking, then collects samples under strict chain of custody. Sampling follows the conditions we find, not a fixed checklist.

Step Three, The Report

Within 72 hours, you receive a written protocol describing the property's condition, signed by the appropriate licensed professional. It states what was found, where, and what the findings mean.

What Makes the Report Useful

Plenty of reports tell you what somebody saw. Ours tells your contractor what to do.

A descriptive report says mold was found on a wall. A prescriptive protocol specifies which materials come out, to what height, across which section of the structure. That difference matters when you are pricing work, settling a claim, or trying to avoid paying twice because the first contractor missed the source.

Two things make that possible. First, we hold no financial interest in the remediation, so there is no incentive to expand or shrink the scope. Second, our team has spent more than a century of combined experience evaluating building damage, which is what allows us to recognize where moisture travels rather than only where it surfaces.

Do you also perform the remediation?
No. We are strictly a diagnostic firm. Keeping assessment and cleanup separate is what makes the findings neutral.
Can a home test kit do the same thing?
Kits give you a rough data point without context. Where and how a sample gets collected changes the result, and a kit cannot tell you where moisture entered the building.
