Pensacola has two distinct air quality problems at opposite ends of the housing stock. After a major storm, a large share of the city rebuilds at once, and the new drywall, flooring, cabinetry, adhesives, and paint go into tightly sealed, heavily conditioned homes on a compressed schedule. All of that new material off-gasses volatile organic compounds and formaldehyde, and in a sealed home the concentration builds instead of clearing.

At the other end, older and historic homes carry moisture and the microbial activity that comes with it, hidden behind original finishes, additions, and past storm repairs. New-material off-gassing and hidden-moisture growth feel similar from the inside but are entirely different problems. Testing separates them so the fix targets the real cause instead of the assumed one.
